Real Estate Agent Services for the Goethe-Institut Jordan

The Goethe-Institut Jordan is seeking a qualified service provider to act as an agent for the search and preliminary negotiation for suitable buildings to house our institute's activities in Amman. 

About the Goethe-Institut Jordan 

The Goethe-Institut is the cultural institute of the Federal Republic of Germany with a global reach. We promote knowledge of the German language abroad and foster international cultural cooperation. In Amman, the Goethe-Institut has been active since 1961, offering German language courses, cultural events, and fostering dialogue between Germany and Jordan. 

Scope of Services 

The selected service provider will be responsible for: 

  • Researching Suitable Buildings: identifying buildings that meet our size and parameter requirements (to be finalized), including: 
    • Reception area and separate area for customer service and consultation  
    • 6-8 classrooms (min. 40m² each) 
    • 14-18 offices 
    • 1 multifunctional space for gatherings or public events, concerts, film screenings, etc. 
    • 1 area that can be used as a kitchen, cafeteria, or lounge for employees, clients, and visitors 
    • Preferably with a garden and/or rooftop terrace 
    • Preferably with parking spaces 
    • Square metres: circa 1100-1500  
    • Possible locations: Jabal Amman, Jabal Al-Weibdeh, Abdoun, Sweifieh, Shmeisani, Dabouq, Al-Abdali, Khalda, Airport Road, and other locations as advised by the agent 
  • Engaging with Real Estate Brokers: meeting with multiple brokers to identify potential properties 
  • Conducting Preliminary Site Visits: visiting properties to assess their suitability 
  • Creating a Shortlist with a Portfolio of Suitable Buildings: compiling detailed information on each potential property, presenting the shortlist to the Goethe-Institut, and visiting at least 10 shortlisted properties with Goethe-Institut staff 
  • Leading Preliminary Price Negotiations: initiating negotiations with property owners or their representatives 

Requirements for the Service Provider 

  • Location: must be based in Amman, Jordan 
  • Language Proficiency: ability to communicate effectively in English and Arabic 
  • Discretion and Loyalty: The service provider shall act discretely and act in the interest of the client. 

Selection Criteria 

Submissions will be evaluated based on the following criteria: 

  • Price: 50% 
  • Quality of the offer: 20% 
  • Relevant experience: 30% 

Submission Guidelines 

Interested service providers are requested to submit the following: 

  1. Individual or Company Profile: including background, (team) qualifications, and relevant experience 
  2. Proposal: detailing your approach to fulfilling the scope of services 
  3. Financial Offer: a detailed fee structure for the services provided, with VAT stated separately 
  4. References: at least two references from previous clients 

Deadline for Submission 

All submissions must be received by 5 December 2024, 12 pm, Jordan time. Late submissions will not be considered.
